The Salem Business Campus in southeast Salem, Oregon, is 80 acres of development-ready industrial land.

Located on prime industrial land, between Culver Drive and Gaffin Road in southeast Salem, this 80-acre site is development-ready. Situated within minutes of Interstate 5, it is also just one hour south of the Port of Portland, and 8 hours north of Sacramento. This site offers excellent access for west coast distribution and connection to Oregon’s major ports. The City of Salem and the surrounding region offer a ready and skilled workforce with motivated partners.

Permit ready industrial sites

The property is zoned Industrial Business Campus (IBC) and has been subdivided to include a mixture of small (2- to 5-acre) and mid size (10-acre or larger) lots, for industrial, technology, and corporate office uses. The site is certified “permit ready” by Oregon’s Industrial Site Certification Program. Salem has obtained the necessary site permits, including wetlands and waterways. Key infrastructure has been constructed to support the full development, including: water, sewer, stormwater, underground electricity, data communications (T-1), and natural gas lines. Internal roadway and frontage improvements to support Phase I of the subdivision have also been completed.

Elements of the Salem Business Campus’s sustainability program include:

  • A solar-powered monument entrance sign
  • Energy-efficient LED street lights
  • Innovative stormwater management; treatment utilizing rain gardens and other methods of natural filtration
  • The protection of approximately eight acres of wetland for habitat plant and wildlife enhancement and riparian corridor
  • Incorporation of native and water-efficient landscaping
  • Preservation of established trees and vegetation, where possible

Business incentives

Incentives may be available to qualifying businesses within the Salem Business Campus, including the Oregon Enterprise Zone and the Business Oregon Immediate Opportunity Fund.
