• Uses allowed (examples): Multifamily housing, retail, restaurant, office, personal services, and recreational and cultural community services
• Building height: No maximum
• Site density: No minimum or maximum
• Parking: None required (maximum applies)
• Design standards (examples):
  • Vertical articulation of buildings
  • Windows facing streets and open space
  • Weather protection such as awnings along streets and public spaces

  • Prominent architectural features at building corners (at gateways)

The 1.1 acre site is situated off Front Street SE, Trade Street SE, and Commercial Street SE. South Waterfront Mixed-use and downtown Central Business District developments are located to the north. City Hall offices are to the east, across Commercial Street SE. Pringle Creek and future creek side multi-use path connection to the south, and Riverfront Park to the west.
